- Conservatories

Yes, conservatories do add value – but the figure depends heavily on what you build and how well it integrates with your property.
Modern contemporary conservatories can add between 5 and 7 per cent to your home’s value, with high-spec builds reaching up to 10 per cent, according to Homebuilding & Renovating. On a £350,000 home, that’s between £24,000 and £35,000 added to your asking price.
An old, poorly insulated structure can do the opposite and drag the value down. Read on to understand exactly what drives that difference.
What the numbers say: Conservatory value uplift in 2026
The range of estimates from property and industry sources tells a consistent story:
| Source | Estimated value added |
| RICS | Up to 5% |
| Checkatrade industry average | 7% |
| Savills | Up to 10% |
| High-spec / premium builds | Up to 12% (prime markets) |
The roof type is the single biggest variable. A conservatory fitted with a solid, insulated roof is widely regarded by estate agents and property experts as a much stronger selling point than one with an old polycarbonate or single glazed roof.
According to property expert Phil Spencer, a conservatory adds the most value when it “feels like part of the house” rather than something bolted on the back, improving the flow and boosting the overall feeling of space.
Why old conservatories can hurt your asking price
Not every conservatory is an asset. An ageing structure (over 10 – 15 years old) with a polycarbonate or single glazed roof can put buyers off, particularly if it is uncomfortable to use for large parts of the year.
Old non-performance glass and polycarbonate roofs struggle to regulate temperature. In summer they overheat; in winter they lose heat rapidly and become too cold to sit in. That limits the space to a narrow window of usable months, which buyers and estate agents will notice. A room that can only be used in mild weather is not a room – it’s a problem.
Old conservatories also tend to raise concerns about energy performance. Poor thermal efficiency pushes up heating costs and, in today’s energy-aware market, buyers are far more attuned to running costs than they were a decade ago. A tired structure with obvious insulation problems can reduce what buyers are prepared to offer.
Luckily, modern contemporary conservatories now use state of the art high performance materials and glass which have eliminated all the problems of the older predecessors.
If you already have an older conservatory, a roof replacement is often the most cost-effective way to recover its value rather than a full demolition and rebuild. At Enhance Conservatories, our replacement conservatory roofs achieve U-values as low as 0.18 m²K/W compared to around 1.0 m²K/W for older roof systems – a substantial improvement that turns a seasonal space into a genuine, year-round room.
How the roof type affects resale appeal
- Glass roofs with intelligent glazing let natural light flood in while regulating temperature throughout the year. Modern performance glazing uses solar control technology so the room stays comfortable in both summer and winter.
- Solid tiled roofs are viewed most positively by estate agents when it comes to property value. They give a conservatory the feel of a genuine living room extension, improve sound insulation and dramatically reduce heat loss. They are the choice most likely to result in a buyer perceiving the space as added square footage rather than a temporary structure.
A conservatory roof replacement is one of the most targeted investments you can make – it improves energy performance, changes how buyers experience the space, and can bring an old conservatory back into genuine contention when you come to sell.
The lifestyle value that does not show in the asking price
Property value is only one measure of return. The way a conservatory changes how you live day-to-day is often where homeowners feel the biggest difference.
A conservatory increases your usable living space, and the way that space gets used tends to reflect whatever a household needs most. Families use them as playrooms or dining areas that spill out toward the garden. Remote workers use them as home offices that feel separate from the rest of the house. Others treat them as a sun lounge or a relaxed reading room that bridges the gap between interior and garden.
Buyers are looking for practical, year-round space. A conservatory that can genuinely function as a dining room, office or family room all year round becomes more attractive than one that can’t. That usability is what drives the 5 to 10 per cent uplift – not just the square footage itself.
Our conservatories are designed with energy efficiency built in from the ground up, with thermally efficient frames and roofing systems that keep the space warm in winter and cool in summer. That’s not just comfort – it’s a feature that directly supports resale value.
What estate agents say about conservatories
The advice from estate agents is consistent across the board: quality, condition and integration matter far more than size alone.
A conservatory that clashes with the property’s architecture, shows signs of wear, or cannot be used comfortably in winter will either be discounted by buyers or treated as a job to deal with after purchase. Neither outcome helps your sale.
Estate agents highlight three things that make a conservatory work in your favour at the point of sale:
- It feels like part of the house, with a consistent flooring and decor flow from the main living area
- It has a solid or high-performance roof, making it usable and comfortable all year round
- It’s in good condition, with no leaks, draughts, or structural concerns that will flag on a survey
Getting those three things right starts at the design and installation stage – which is why working with an experienced local specialist makes a real difference.
